City Gate is an integrated residential project developed by Qatari Diar Real Estate Investment Company across 8.5 million square metres (about 2,024 feddan) between New Cairo and the New Administrative Capital, with developer unit prices starting from EGP 7,760,000 per available listing data in August 2026.
Where is City Gate located?
City Gate sits in New Cairo about 30 kilometres south-east of Cairo, in an intermediate position between the Fifth Settlement and the New Administrative Capital, described on Qatari Diar's own site as strategically positioned between the two cities.
That intermediate position is the project's core commercial argument: a buyer working in the New Capital who wants to stay connected to New Cairo ends up a reasonable distance from both, instead of choosing between them.
The compound covers 8.5 million square metres, equivalent to about 2,024 feddan using the Egyptian conversion of 4,200 sqm per feddan. Figures circulating on marketing portals vary between 2,000 and 2,100 because some use acres rather than feddan; the officially published developer figure is the area in square metres.
How much do units at City Gate cost?
Developer prices at City Gate start from EGP 7,760,000 for a 67 sqm apartment in the Sapphire Residence phase and reach EGP 85,020,000 for a 423 sqm villa in Jade Hills, per available listing data in August 2026.
Two entirely different tracks need separating in this compound: developer units currently offered in the new phases and delivering in 2030, and resale units from owners of older phases delivering between 2025 and 2029. Mixing the two misstates both price and handover.
On the developer track, apartments start from EGP 7,760,000 at 67 sqm and reach EGP 19,250,000 at 173 sqm, villas start from EGP 66,260,000 at 356 sqm, and administrative units start from EGP 18,130,000 at 108 sqm.
On the resale track, prices start from EGP 8,400,000 for apartments, EGP 18,500,000 for townhouses, EGP 25,250,000 for twin houses and EGP 20,000,000 for villas.
What are the payment terms at City Gate?
City Gate's published payment structure is a 5% down payment on the unit value, with the balance over 8 or 10 years in equal quarterly instalments, plus a payment on delivery and a one-off maintenance charge that sits outside the unit price.
The detail missing from most published summaries is that the down payment falls due in month three rather than at signing, and that instalments are quarterly, not monthly. Maintenance is roughly 8% of the unit value, paid once, and sits outside the unit price.
The term varies by phase: Sapphire Residence runs over 10 years, while Jade Hills and Level Business District run over 8. Two plans are published for the compound: 5% down over 8 years, and 5% down over 10 years.
What are the phases of City Gate?
City Gate has four announced phases: Sapphire Residence for finished apartments, Sapphire Golf Residences, Jade Hills for standalone villas, and Level Business District for administrative units. Each phase is labelled by name on the compound master plan.
Three of these phases currently carry developer prices: Sapphire Residence, Jade Hills and Level Business District. Sapphire Golf Residences is a phase announced on the master plan but with no published price and no listed units as at the date of this page, which is why you will not find a price table for it here: the table would be invented.
In February 2023 Qatari Diar announced construction had started on a new phase covering 357,125 square metres with 422 residential units across villas, quattros and twin houses, at an investment of EGP 1.75 billion and creating more than 2,500 jobs.
What facilities are inside City Gate?
Per Qatari Diar's own site, City Gate includes community centres in every neighbourhood, schools, international hotels, a sports club, business parks and a medical complex, alongside villas and apartments overlooking the golf course, green spaces and parks.
The official description uses the phrase "self-sustained city", a claim the area supports: 8.5 million square metres is enough to hold residential, educational, medical and commercial uses inside the same boundary.
Property portals put around 720,000 square metres of the project towards commercial and business activity, a figure that does not appear on the developer's own page and should be read on that basis.

The City Gate master plan carries the phase names written on their positions, Sapphire Residence, Sapphire Golf and Jade Hills, which lets you see where each phase sits relative to the golf course and the entrances before choosing a specific unit.
