Qatari Diar Real Estate Investment Company is a developer founded in 2005 and owned by the Qatar Investment Authority. It has operated in Egypt since 2006 with four officially announced projects: Alam Al Roum, City Gate, NEWGIZA and The St. Regis Cairo.
The official list holds four projects in Egypt: the coastal Alam Al Roum across 20.58 million square metres, City Gate across 8.5 million, NEWGIZA across 6.3 million, and the completed St. Regis Cairo hotel and residences.
Alam Al Roum is Qatari Diar's largest project in Egypt, with a declared deal value of $29.7 billion: $3.5 billion for the land paid to Egypt in cash in December 2025, and $26.2 billion of in-kind development investment.
The Egyptian counterparty is the New Urban Communities Authority, which retains a 15% share of the project company's net profits. The master plan is by SOM, the first phase begins in 2026 over five years, and full development takes about 15 years.
Not announced: There is no announced handover date for Alam Al Roum, no official price list has been published, and no residential unit count has been announced. The available official figure is hotel capacity: more than 4,500 keys.
