Where does Alam Al Roum sit within the north coast?

Alam Al Roum sits in the western stretch of the north coast, specifically east of the city of Marsa Matrouh, about 50 kilometres from Ras El Hekma and 6 kilometres from Marsa Matrouh International Airport, inside a natural bay that Qatari Diar's own site describes as rare.

That places it in a different band from most conventional north-coast projects concentrated between El Alamein and Sidi Abdel Rahman. The western stretch is further from Cairo but close to a working international airport and an established city with its own services, a distinction that matters to anyone weighing ease of access rather than distance alone.

Why does the natural bay matter?

The natural bay at Alam Al Roum is what allows a continuous 7.2-kilometre waterfront and calmer water suited to marinas, which is why the announced plan includes an international yacht marina, a private coastal port and three marinas in total.

Along that frontage run sandy beaches exceeding 1.4 million square metres and 22 kilometres of sea-fed lagoons, with building capped at 60% of the project's total area.

How does Matrouh differ from the rest of the north coast?

The core difference between the Marsa Matrouh stretch and the rest of the north coast is distance and existing services: Matrouh is a year-round working city with an international airport, a university and a railway station, while the coastal areas nearer Cairo depend on seasonal services that open in summer and close in winter.

That changes the nature of the buyer's question. In the eastern stretch of the north coast the question is "how many hours from Cairo?"; in the Matrouh stretch it becomes "what services exist around the project all year?". Published distance figures for the project in August 2026 put Alam Al Roum roughly 12 kilometres out from Marsa Matrouh itself, 6 kilometres from the international airport, and 4 kilometres from both Matrouh University and Samla railway station.

The trade-off is a longer road journey from Cairo: Ras El Hekma lies roughly 50 kilometres east, and the Alexandria road is no more than 30 minutes away per the same source. This is why the international airport appears in every piece of marketing material for the project as a central element rather than a detail: it is what actually shortens the journey.

When does construction begin in the area?

Work on Alam Al Roum starts in 2026 with a first phase built over five years and covering somewhere between a fifth and a quarter of the site, against a full development period of roughly 15 years. No unit handover date had been announced as at the date of this page.

That timing explains why the Matrouh stretch does not offer what the older coastal areas do: the project is still pre-construction, there are no standing buildings to view, and viewing is limited to the master plan and architectural renders.

The gap between "construction start" and "handover" is what a purchase decision here should rest on. The two officially announced figures are the 2026 start of phase one and its five-year build period, and any handover date published for a specific unit in this project does not rest on a developer announcement.

How large is Alam Al Roum relative to its surroundings?

Alam Al Roum covers 20.58 million square metres, about 4,900 feddan, making it Qatari Diar's largest project in Egypt by a wide margin: roughly 2.4 times the area of City Gate and more than 3.2 times that of NEWGIZA.

Building is capped at no more than 60% of the total area per what has been published about the project, with the remainder given to water features and service space, including 22 kilometres of sea-fed lagoons and sandy beaches exceeding 1.4 million square metres. Those ratios are what turn the project from a coastal compound into a full city on the coast.
